If you wish to fix the interest rate on your loan, you can chat with us or contact us on 915 04800. We will check whether your loan is eligible for a fixed interest rate and send you an agreement.

When we receive the signed agreement from you, we register the new interest rate and the length of the fixed interest rate period you have chosen. We will send you confirmation of the new terms.

When we register the fixed interest rate agreement on your loan, we will use the price that applies for fixed interest rate loans on that day. For your peace of mind, we will contact you if the price has increased by 0.10 percentage points or more compared to what is stated in the agreement. You will then have the opportunity to decide whether you still wish to fix the interest rate. If our price is lower than what is stated in the agreement you submitted, you will of course receive the lower price.

On a fixed interest rate loan, the interest rate is fixed until a specific expiry date (three, five or ten years ahead). When the fixed interest rate agreement expires, the loan automatically switches to a variable interest rate, unless you have chosen to fix the interest rate again.

If you are considering switching from a fixed interest rate to a floating rate before the maturity date, this may result in additional costs for you if a premium arises. Contact us, and we will review your loan together.

You can apply for interest-only period(s) on a fixed-rate loan that is within 60% of the property value. You can apply for interest-only period(s) both in the online bank and in the mobile bank. Such a change may result in a premium or discount on the loan. If we see that the change will result in costs for you, we will contact you before we make the change.

In the online bank, do the following:

• Log in to the online bank
• Go to "Everyday banking and loans"
• Click on "My loans and credit cards"
• From the shortcut by your loan, select "Change loan"

If you are on mobile:

• Log in to the mobile bank
• Go to Loans, select mortgage and Change mortgage

If you wish to make extra repayments on your fixed-rate loan during the agreement period, you should contact us first to check whether there is a premium or discount on the loan.

A premium or discount may arise if you make changes to the loan - repay the loan in full, make an extraordinary payment, receive interest-only period(s), or extend/shorten the repayment term - before the fixed interest rate period has ended.

Premium (interest loss):If the interest rate on new fixed-rate loans is lower than the interest rate on your fixed-rate loan, the difference represents a loss for the bank. In the comparison, we look at new fixed-rate loans with a fixed interest rate period that corresponds to the remaining lock-in period you have on your loan. If you break the fixed-rate agreement before the fixed interest rate period is over, you must pay the interest loss. The same applies if you make extra repayments on the fixed-rate loan or make changes to the repayment plan.

Discount (interest gain):If the interest rate on new fixed-rate loans is higher than the interest rate on your fixed-rate loan, the difference represents an interest gain. In the comparison, we look at new fixed-rate loans with a fixed interest rate period that corresponds to the remaining lock-in period you have on your loan. The main rule is that you receive the interest gain if it has been more than one year since you fixed the interest rate.

You can deduct interest loss/premium on your tax return, whilst interest gain/discount is subject to tax.

Approximately six weeks before the expiry date, you will receive a reminder in the online bank, with an indication of our prices for a new fixed rate and for a variable rate.

Three weeks before the expiry date, you will then receive a binding offer from us. We send this to you both by post and to the online bank. The offer has a response deadline. You must respond to us within the deadline if you wish to have a new fixed rate at the price stated in the offer. If you do nothing, the loan will convert to a variable rate on the expiry date. You can of course fix the rate at any time later.

Once the expiry date has passed, we will send you a confirmation of the new terms.

Yes, it is possible to take the fixed-rate loan with you if you change property. You therefore do not need to repay the loan.

If you sell the property without buying a new one, you must repay the fixed-rate loan. Contact us so that you can get an overview of whether this will entail additional costs for you.
