When you need to buy a home, a pre-qualification letter is something you need. It is a confirmation from us at the bank of how much you can borrow and buy a home for. It is completely non-binding and necessary when you need to attend property viewings and participate in bidding rounds.

How much money do I need to buy my own home?

When you are buying a home, you need equity. This is the money you must provide yourself when purchasing a home – in other words, the part of the purchase price that is not covered by the mortgage.

As a general rule, you must have at least 10% of the purchase price in equity. This means that the bank can usually lend you up to 90% of the property's value. If the property costs NOK 3,000,000, for example, you need NOK 300,000 in equity.

In addition, you must remember that you cannot borrow as much money as you wish. This is because the more money you borrow, the higher your income must be to cover the loan's monthly costs. In Norway, for example, there is a requirement that you can borrow a maximum of five times your annual income.

As a young customer of DNB, there are still opportunities to buy a property, even if you are short of some of the equity. In addition to our own advisers who specialise in young people and their finances, we have what we call the Ung billion. With this scheme, we can in some cases waive parts of the equity requirement, so that you can enter the housing market even if you have not yet saved up the full amount for the home purchase.
