What is home seller insurance?
When a defect is found after the sale, but which the buyer has no reason to expect, the home is in a worse condition than promised. The insurance covers defects that are significant and that the home seller could not or should not know about, relative to the Disposal Act..
The insurance applies to the sale of houses, apartments, cabins and land.
Is home seller insurance necessary?
Home seller insurance gives you peace of mind by allowing you to leave any complaints, claims and enquiries to professional case managers and lawyers.
The need for the insurance can vary from housing type to housing type. If you’re selling a new apartment, you may have less need for this type of insurance than if you’re selling an older building.
Remember, however, that as the property seller you are responsible for all deficiencies and defects in the property that the buyer was not informed of at the time of purchase. This liability period lasts for five years after the sale, and it is not uncommon to receive complaints related to property sales.
